Today I want to give you two pieces of advice about things that can ruin your home sale in Dallas. I've seen too many home sellers in the area fall victim to these mistakes, and I want to make sure that you come out of a home sale with a smile on your face.

1. Don't forget to make the small changes when you sell your home. Buyers want homes that are in turnkey condition, so repair the small things like leaky faucets and squeaky doors. Another thing that I recommend is having your home well-lit during a show. Buyers don't enjoy looking at dimly-lit homes, so focus on lighting your entryway, kitchen, bathrooms, and bedrooms.


2. You don't need to do a massive remodel before selling. Some people think they need whole new kitchens and bathrooms to sell for top dollar, but this will likely end up costing you money. Smaller repairs are often the best to make. Aim for repainting, cleaning, installing new carpet, or something more simple like replacing your lighting fixtures. A massive renovation doesn't always mean a massive return.
