Every seller receives the most traffic in the first two weeks their home is on the market. The longer a property sits on the market, the less likely it is you will get the listing price. It's even possible that you might not get market value if you list too high.


The Internet has changed the way we sell houses. Buyers are more savvy these days, and can tell when a home is overpriced at the get-go. When a buyer wants to put in an offer, the first thing we look at is how many days the home has been on the market. If a home has been on the market for 60 or 90 days, we will probably recommend they make an offer below list price. If the home has been recently listed, the buyer will need to match the list price. 

Ultimately, homes that are priced high are more likely to sit on the market and not get market value. If you want to get the most money for your property, the price needs to be right from the beginning. You won't lose money, and the home will sell faster.
