The Most Crucial Time for a DFW Seller




If you're thinking of listing your home and you want to price high to negotiate later, you may want to reconsider that plan. The most crucial time for a seller is the first two to four weeks that the home is on the market.

Every seller receives the most traffic in the first two weeks their home is on the market. The longer a property sits on the market, the less likely it is you will get the listing price. It's even possible that you might not get market value if you list too high.


The Internet has changed the way we sell houses. Buyers are more savvy these days, and can tell when a home is overpriced at the get-go. When a buyer wants to put in an offer, the first thing we look at is how many days the home has been on the market. If a home has been on the market for 60 or 90 days, we will probably recommend they make an offer below list price. If the home has been recently listed, the buyer will need to match the list price. 

Ultimately, homes that are priced high are more likely to sit on the market and not get market value. If you want to get the most money for your property, the price needs to be right from the beginning. You won't lose money, and the home will sell faster.

Improve Your DFW Home's Web Appeal



Most buyers today begin their home search online. Web appeal is the new curb appeal! Our photos have to be top notch to draw attention to your property. Many buyers will fall in love with the photos of a home and decide to make an offer before even walking through the property! Walking through your home only confirms that feeling.


What can you do to make your home look more attractive in pictures?
  • Ensure there is plenty of light in your home. Light sells homes. You may need to purchase a couple of lamps. If you hire a professional photographer, which we recommend, they will make sure your home is properly illuminated.
  • Declutter your home. We all know this, but I'm amazed at how many online home pictures show magnets still on the refrigerator. Clean off your fridge. Clear your countertops. Make your home look more spacious.
  • Stage your home. Let our stagers add some details to make your home appear more updated. Staging the home gives buyers the chance to envision their family living in your home.
  • Clean up the backyard. For some buyers, the backyard is a real deal killer if not shown in a proper light.
  • Improve rooms. If one room is not up to par, we may not include it in the pictures. However, make sure you fix that room in time for showings.
  • Tend to your garage. Every buyer likes to see a neat and tidy garage, but it's not a deal killer. If you don't have time to get everything ready, don't worry about the garage.

Curb appeal, the entryway, the kitchen, and the master bedroom are all focus areas when selling your home. However, clients often ask me,“What about my closets?”


While closets aren’t a deal-breaker, they can whisper to buyers. How would you feel if you opened a closet and it was messy? It might put some doubts in your head about the condition and size of the home. Here are two things your closets tell your buyers.
  1. You took care of your home (or if you didn’t). If your closets are organized, it will leave a positive impression with the buyer. If you take care of your closets, you most likely take care of your entire home.
  2. Your home has enough storage (or not). All buyers look for storage. Although you may have outgrown yours, you can start packing up off-season clothes and free up space. If your closet has space, the rest of your home most likely does as well.
